3475 Greystone Ave. made the economic and environmental decision to convert their building to gas and guarantee their savings.
3475 Greystone Ave. New York, NY, a 56 unit multi-family co-op, successfully converted their heating system to run on natural gas in November 2013. This building is managed by Marshal Kanter of Garthchester Realty and was part of Con-Edison’s 2013 area growth plan; a Con-Edison led initiative to bring gas for heating to customers at no cost. Dual Fuel Corp. handled all the filings and documentation associated with participating in the area growth. This conversion replaced 24,000 gallons of #6 oil with cleaner burning natural gas.
Dual Fuel Corporation (DFC) modified the existing IC-MMG-42 dual fuel capable burner to run on natural gas and #2 heating oil. Additionally, DFC performed an oil downgrade from #6 to #2 heating oil.
Marshall Kanter described the process of working with DFC as “seamless.” “From start to finish, all permits, filings and on site work was completed in an efficient, smooth and professional manner.”
3475 Greystone Ave. will consume roughly 34,000 therms of natural gas annually to power their 100 HP boiler system and will realize savings of approximately $38,000 annually compared to heating oil. Additionally, they reduced the NoX emissions by 1,011 pounds and their PM emissions by 137 pounds.
Upon completion of the project, 3745 Greystone Ave. contracted with Dual Fuel Energy Corp. (DFEC) to supply the building its natural gas. DFEC hedged their gas for 5 years to lock in a savings of $190,000.
The cost of the conversion project was $45,000. DFC began work for this project in June, 2013 and completed the project by November 2013, in time for the winter.
