Both 1545 and 1579 Rhinelander Ave, Bronx, NY took steps to reduce their carbon footprints and significantly reduce their energy costs by converting their heating system from oil to natural gas. The conversions replaced a total of 110,000 gallons of heating oils, #2 and #4, with cleaner burning natural gas.Dual Fuel Corporation (DFC) was able to provide a no-cost gas service from ConEd to both of these buildings by clustering them together. Individually there would have been a tremendous cost to bring the gas line from Eastchester Rd. down to Rhinelander Ave., but together there was no-cost from ConEd.
1545 Rhinelander, owned by Argus Realty, was burning 53,000 gallons of #2 oil for an annual oil cost of $177,000. Their conversion cost $89,000. The conversion was comprised of a new IC-DEG-83 dual fuel burner, which was installed by DFC’s own in-house crews.
1579 Rhinelander, owned by Yeshiva University, was burning 57,000 gallons of #4 oil for and annual oil cost of $171,000. Their conversion cost $103,000. The conversion was comprised of a burner modification so that it could burn both gas and oil. They also signed a 2 year gas agreement where DFC has locked them into a current gas price that will not fluctuate over time.1545 Rhinelander Avenue now has an annual savings of $80,000 with an ROI on the project of just over 1 year. They have an annual savings percentage of 45.62% with a five-year total savings of over $400,000.
1579 Rhinelander Avenue now has an annual savings of $66,675 with and ROI on the project of only 18 months. They have an annual savings percentage of 38.99% with a five-year total savings of over $300,000.
Both of these buildings were only able to acquire such large savings because DFC clustered them together and had the exorbitant ConEd service costs waived.
